Recently Patrick Tuttle, a seasoned real estate broker with Coldwell Banker Heritage Real Estate was featured as an expert in USA TODAY Homefront’s recent “Weather Maintenance Survey.” The survey focuses on key insights and best practices for homeowners to prepare their properties for weather-related challenges, emphasizing the importance of proactive home maintenance.

“Many home inspectors offer a service that connects buyers with contractors to facilitate estimation of repair costs,” said Tuttle.

Tuttle suggests that new homeowners focus on three key areas to mitigate weather-related repairs:

Understand the Home Inspection Report: A thorough inspection report provides a detailed overview of the property’s condition, identifying existing issues, potential problems, and areas that may not meet current codes. This insight can help buyers negotiate necessary repairs before finalizing the purchase or, if needed, terminate the contract to find a better property.

Consult with Contractors for Cost Estimates: Buyers can connect with contractors such as electricians, plumbers, or roofers to get quotes for repair work. Home inspectors often assist in connecting buyers with these professionals, which can provide a clearer picture of the potential costs involved in maintaining the home.

Consider a Home Warranty: A home warranty can offer new homeowners financial protection by covering the repair or replacement of major systems and appliances that fail due to normal wear and tear. This can help manage unexpected expenses and provide peace of mind soon after moving in.

USA TODAY Homefront’s survey also revealed some key challenges facing new homeowners:

  1. Nearly 1 in 5 (19%) have considered moving due to the impact of extreme weather on their homes.
  2. More than a third (37%) of first-time homeowners exceeded their 2024 maintenance budgets by July, spending an average of $8,557 on upkeep.
  3. 45% of new homeowners underestimated the cost of owning a home, while 60% underestimated the associated stress.
